The Boiler Replacement Scheme: Grants for Low‑Carbon Heating in England and Wales
The Boiler Replacement Scheme also known as the Boiler Upgrade Scheme (BUS) is a government initiative designed to accelerate the shift away from fossil‑fuel heating in homes and small to medium non‑domestic buildings across England and Wales. Running from 23 May 2022 until 31 December 2027, the scheme offers generous upfront grants to help property owners install modern, low‑carbon heating systems such as air source heat pumps, ground source heat pumps, and, in specific rural cases, biomass boilers.
Available Grants
Property owners can receive:
- £7,500 toward an air source heat pump
- £7,500 toward a ground source heat pump
- £5,000 toward a biomass boiler

Eligibility Requirements
To qualify for BUS support, the property must meet the following criteria:
- It must be a home or small/medium non‑domestic building in England or Wales, with a system capacity under 45 kWth.
- Shared ground loop systems must not exceed 300 kWth in total.
- The property must have a valid Energy Performance Certificate (EPC).
- The installation must fully replace an existing fossil‑fuel or electric heating system.
- Biomass boilers are only eligible for rural, off‑gas‑grid properties.
- Funding cannot be combined with other public grants for heat pumps or biomass boilers.
- Previous funding for insulation, windows, or other energy‑efficiency upgrades does not affect eligibility.
- New‑build homes and social housing are excluded, but self‑builds are eligible.
How the Application Process Works
The Boiler Upgrade Scheme is installer‑led, meaning your chosen MCS‑certified installer handles the application on your behalf. They will:
- Deduct the grant amount directly from your invoice.
- Apply to Ofgem for a grant voucher.
- Submit your details so Ofgem can request your consent.
- Install the system to industry and scheme standards.
- Redeem the voucher once installation is complete.
